The original concept of Transit Oriented Development (TOD) that revolves around sustainable communities created through the integration of land use and transportation is often misunderstood as there is a lack of TOD studies on community aspects. To avoid it in Indonesia, which recently implemented TOD to ease traffic congestion, this study discusses TOD from the perspective of the local community, kampung kota dwellers. The methods used in this study are literature reviews and case studies that involve observation and interviews. The case study is conducted in two kampung kota locations within the TOD zone in the Tanah Abang district, Central Jakarta. To continuously grow amid TOD implementation accompanied by the development of Mass Rapid Transit (MRT), a sense of community becomes an essential asset for kampung kota dwellers. A sense of community can be understood as someone's experience within a community that involves a sense of belonging in the settlement. This study explores the sense of community of kampung kota dwellers in the TOD zone and its significant physical characteristics. The findings show that residential areas play the most significant role in forming a sense of community of kampung kota dwellers in the TOD zone, followed by public areas, transit stops, and office areas. © 2024 Author(s).
